Real estate advertising has a problem few categories share so sharply: the cheapest lead is the worst lead. Anyone fills in “more information” on a nice apartment. A closed deal takes months and depends on credit, savings or a property to sell first.
The three channels
Property portals concentrate active searchers and are usually the main source of buyer and renter inquiries; featured listings are their form of paid media. The limit: the buyer compares you with forty other listings, and the relationship is with the property, not your agency.
Google Ads captures local intent. Its best use is usually winning sellers: “apartment valuation” plus the neighborhood, “sell my house in” plus the town. It also protects your brand searches.
Meta Ads shows properties and developments to locals not yet on a portal, and works for seller acquisition with a valuation message too.
Winning sellers: the most profitable use of ad spend
A buyer inquires about one property. A seller who lists with you generates inquiries for months and a likely commission. So ad money usually works harder on the seller side. What works: a concrete offer (free valuation, a neighborhood price report, average time to sell), a dedicated landing page, area-based targeting where you list, and same-day response.
Filtering buyer inquiries
Put the price in the ad, add qualifying questions (cash, mortgage, part-exchange, timeline), and use a WhatsApp pre-filled message per property so you know which listing each chat came from; see click-to-WhatsApp ads.
Targeting restrictions
In the US and Canada, Google and Meta restrict housing ad targeting, and Meta requires a special ad category. In Latin America it depends on country and platform, so check at campaign creation. Broad area targeting with price, area, property type and payment terms visible in the ad works anywhere.
Measure deals, not leads
- Source on every inquiry: portal, Google, Meta, referral, sign.
- Status of every inquiry: viewed, offered, closed. Monthly.
- Cost per deal and per listing won, by channel.
If your CRM can send progressed inquiries (viewings, reservations) back to Google and Meta, campaigns optimize toward buyers rather than form-fillers, the same logic as Google Ads lead quality.
For Google Ads setup, separate seller and buyer campaigns, keep a small brand campaign, and follow Google Ads for local businesses for the rest. Other industries with their own rules are listed in small business digital marketing: where to start.
